  • Flashings & penetrations (6 points)

    Chimney flashing, plumbing vent boots, skylight flashing, valley flashings, drip edges, and step flashings at sidewall transitions.

  • Gutters & drainage (5 points)

    Gutter pitch and securement, downspout function, splash guards, debris accumulation, and visible damage to fascia or soffits.

  • Ventilation (4 points)

    Ridge vents, soffit vents, attic ventilation balance, and signs of moisture or condensation issues in the attic.

  • Structural (4 points)

    Visible deck issues, sagging or unevenness, ice damming evidence, and any visible signs of structural compromise.

  • Documentation (3 points)

    Overall photo documentation, damage-specific close-ups, and a written summary of findings.
